Alys Beach averages show continued upswing while the median is moderated.
Absorption rate is up 24.96% to 7.91 months over last year’s 6.33 months year-over-year. Year-to-date is down 2.75% to 7.08 months from 7.28 months in 2015 so overall inventory has dropped for the year.
Average list price up a whopping 24.42% year-over-year to $1,663,221 from $1,336,737 last year and year-to-date rose 30.26% to $1,664,856 from $1,278,102 in 2015. Average sale price followed these increases with a year-over-year jump of 24.86% to $1,207,667 against last year’s price of $967,250. Year-to-date we are up 25.38% to $1,235,167 vs. last year’s price of $985,167.
Median list price stayed up with the averages jumping 40.17% year-over-year to $1,675,000 against $1,195,000 in 2015 and year-to-date rose 34% to $1,675,000 from $1,250,000 in 2015. Median sale price on the other hand was not very cooperative dropping 14.69% year-over-year to $810,000 from last year’s $949,500. Year-to-date the price is also down by 4.86% to $880,000 from $925,000 last year.
Average days on market for Alys Beach real estate fell 48% year-over-year to 78 days from 150 days in 2015 and year-to-date is down 6.99% to 133 days from last year’s 143 days.
Median days on market is down 68.75% to 40 days against 128 days last year and year-to-date fell 15.17% to 123 days from last year’s 145 days so clearly listings are selling faster in 2016.

Closed Alys Beach real estate sales are down by 25% year-over-year with a total of 3 in March vs. 4 closed sales in March of 2015. Year-to-date we are up 33.3% with 12 total against 9 sales in 2015.
Pending sales are way down, 55.6% with a total of 4 vs. 9 in 2015 or year-over-year, while year-to-date we are down 50% to 8 pending sales vs. 16 last year. The pipeline is not looking strong.
Active listings sit at 29 total vs. 19 last year this time, up 52.6% year-over-year and year-to-date are 39 vs. last year’s 43, down 9.3%.
New listings were 8 in March vs. 5 in 2015 up 60% while year-to-date we are down 5.9% to 16 vs. last year’s 17.
