Market report for 30A West just like 30A East shows continues resiliency and upward swing in pricing market metrics.
Absorption rate is down 26.41% to 7.3 months from last April’s 9.92 months year-over-year. Year-to-date the rate fell 29.45% to 7.26 months from last year’s 10.29 months so clearly we have less inventory this year than last.
Average list price is up a 24.45% year-over-year to $1,124,185 against last year’s price of $903,334 and year-to-date jumped 19.51% to $988,951 from last year’s $827,517. Average sale price performed quite well year-over-year rising 22.15% to $628,145 vs. last year’s price of $514,229 and year-to-date we are up 6.16% to $607,493 against last year’s value of $572,227.
Median list price year-over-year jumped 16% to $619,450 vs. last year’s $534,000 and year-to-date rose 13.55% $579,000 vs. last year’s price $509,900. Median sale price didn’t perform so well year-over-year going up only 0.72% to $422,500 vs. last April’s price of $419,500 while year-to-date the price is still a positive 4.75% increase over last year of 4.75%.
Average days on market is down year-over-year 4.55% to 189 days from last year’s 198 days and year-to-date we are up just a bit 7.41% to 203 days from last April’s 203 days.
Median days on market is down a whopping 30.77% to 108 days from 156 last year and year-to-date fell 15.11% to 118 vs. 139 days in our market report.

Sold listings are 38 vs. last Aprils 40 for a drop of 5% year-over-year. Year-to-date the numbers are down 14.7% to 122 closings against 143 last year.
Pending sales sit at 35 vs. 46 last year this time and year-over-year are down 23.9%. Year-to-date we fell 5.3% to 160 pendings vs. 169 last year.
Active listings year-over-year fell 22.5% to 244 vs. 315 last April and year-to-date are down 14.3% with 467 vs. 545.
New listings dropped 21.5% to 51 against 65 last year this time and year-to-date fell 21.9% to 200 against 259.
Sale prices are up, volume is down along with inventory.
