Volume sales are down as is inventory on the West end of 30A.
Absorption rate dropped 20.04% to 7.38 months vs. 9.23 months last May and year-to-date the market inventory dropped 27.13% to 7.36 months against last year’s 10.01 months.
Average list price is up huge at 26.15% year-over-year at $1,153,437 to last year’s $914,314 and year-to-date rose 19.85% to $991,700 vs. last year’s price of $827,422. Average sale price however dropped 12.62% from last year’s $908,354 from to $793,702. Year-to-date the average price is barely up 0.48% at $653,074 from last year’s price of $649,934.
Median list price jumped 15.99% to $635,488 against last year’s price of $547,900. Year-to-date the asking price is up 13.04% to $586,700 vs. last year’s 519,000. Median sale price rose just 3.13% to $495,000 vs. last year’s $480,000 year-over-year. Year-to-date we are up a mere 0.01% to $442,500 against $442,450 last year as of May.
Average days on market fell 36.45% to 136 days vs. May’s 214 days and year-to-date is down 5.13% to 185 days vs. 195 days.
Median days on market fell 35.44% to 51 days against 79 days last year year-over-year. Year-to-date time to sell is down 15.27% to 111 days vs. 131 days last year.
Market Report Volume Statistics
Closed volume is even with last year at 43 closed sales this and last May. Year-to-date we are down 10.8% in closed sales with 166 vs. 186.
Pending sales volumes year-over-year is also even at 38 this year and last. Year-to-date pending sales are down 5.3% with 196 this year and 207 last year.
Active listings year-over-year are down 19.9% with 246 for the month of May against 307 last May. Year-to-date we are down 9.9% with 538 against 597 last year so it’s clear why inventory and sales are dropping.
New listings went up 31.4% year-over-year with 67 for this May and 51 last May. Year-to-date we are down 12.4% with 269 new listings this year vs. 307 last year.
