Market Report Statistics East 30A

Market report statistics East 30A show an amazing continued upward trend in almost every measurable material metric.

  • Absorption rate is up just a bit year-over-year with 8.28 months of inventory vs. 8.66 months last November for an 8.66% change while year-to-date inventory has risen 2.06%.
  • Average list price rose 9.60% to $1,614,071 from last November’s price of $1,472,660. Year-to-date the price is up 14.86% to $1,374,397 against last year’s $1,196,562.
  • Average sale price jumped 69.69% year-over-year to $1,320,624 from $778,717 and year-to-date has risen 8.06% to $1,049,036 vs. $970,823 last year.
  • Median list price climbed 27.92% year-over-year to $1,150,000 from $899,000 and year-to-date grew 15.81% to a price of $879,000 from $759,000.
  • Median sale price soared 40.95% year-over-year to $857,500 from last November’s $698,352. Year-to-date the price advanced 6.80% to $707,000 from $662,000.
  • Average days on market is up 32.50% to 159 days vs. 120 last November while year-to-date has dropped 18.18% to 144 days against 176 days.
  • Median days on market has surged 80.00% to 108 days vs. 60 year-over-year and has fallen 9.20% for the year to 79 days against 87 last year.

Market Report Statistics East Volume

  • Closed sales jumped 26.9% with 66 closed sales in November vs. 52 last November and year-to-date remains up 5.4% with 853 sales for the year vs. 809 last year.
  • Pending sales are up 8.8% with 62 vs. 57 year-over-year while year-to-date we are down 1.4% with 863 vs. 875.
  • Active listings rose 14.0% with 635 for November vs. 557 last November and year-to-date are up 6.1% with 1860 total against 1753 last year.
  • New listings surged 14.6% to 94 vs. 82 year-over-year and year-to-date expanded by 6.8% to 1310 vs. 1227.
