Absorption rate is down slightly by 1.58% to 8.1 months from last year’s 8.23 months year-over-year and down 5.54% year-to-date to 7.85 months from 8.31 in 2015 so inventory is down just a bit.
Average list price rose 23.33% t $1,585,938 against a price of $1,285,957 last April. Year-to-date the asking price jumped 23.01% to $1,445,974 to last year’s price of $1,175,504. Average sale price continues to rise and this April is up 8.91% to $1,199,198 to last year’s sale price of $1,101,053. Year-to-date the market rose 8.45% to a price of $1,043,790 from a price of $962,431 last year this time.
Median list price on the market report illustrates a huge jump of 25.44% year-over-year to $1,075,000 from last April’s list price of $857,000 while year-to-date we are up 17.64% to $898,500 against last year’s price of $763,750. Median sale price for the month of April is barely up by 0.78% to $829,900 vs. last year’s price of $823,500. Year-to-date however we are doing quite well with an 11.96% jump to $742,000 vs. $662,750 in 2015.
Average days on market is down 23.31% year-over-year to 180 days vs. 241 last April and year-to-date fell 13.07% to 173 days against 199.
Median days on market year-to-date is up 43.66% to 102 days vs. 71 and year-over-year rose 70.77% to 111 days against 65. Anyway you look at it days on market is not high.

Closed sales are up 9.2% to 83 vs. 76 last April and year-to-date we are down 4.7% to 263 closings vs. 276 this time last year.
Pending sales fell 4.4% year-over-year with 86 vs. 90 last year and year-to-date are down 8.7% with 314 against 344 in 2015 this time of year.
Active listings are up 4.8% to 587 vs. 560 last April and year-to-date are about even with 1005 vs. last year’s 1004.
New listings rose 15.3% with 113 against 98 year-over-year and year-to-date are slightly down 1.5% to 472 from 479.
