Ouch! Rosemary Beach real estate North side took a hit in April, 2016 with no closings but 4 pending sales.
Absorption rate jumped 64.12% year-over-year to 8.37 months against 5.1 months last April and year-to-date is up 9.96% to 7.4 months vs. 6.73 months so inventory is higher than last year.
Average list price continues to escalate going up 29.56% to $1,656,047 from last year’s $1,278,235 and year-to-date jumped 33.83% to $1,693,465 vs. $1,265,387 in April, 2015. Average sale price was $1,167,500 in 2015 and with no sales we have no year-over-year comparison. Year-to-date the average sale price is up 18.62% to $1,235,167 vs. a price of $1,041,269 in 2016.
Median list price grew 42.39% to $1,637,500 from $1,150,000 year-over-year and year-to-date is up 34.60% to $1,682,500 vs. $1,250,000 in 2015. Median sale price had no activity year-over-year with no closed sales but year-to-date is down 26.67% to $880,000 against a price of $1,200,000 in 2015.
Average days on market is non applicable year-over-year but year-to-date is down 6.99% to 133 days vs. 143 days in 2015.
Median days on market is also non-applicable year-over-year and year-to-date down 7.52% to 123 days against 133 days in 2015.
Rosemary Beach Real Estate Volume
There were no closed sales in April hence no year-over-year comparison but year-to-date are down 7.7% with 12 sales vs. 13 in 2015.
Pending sales are even against 2015 year-over-year with 4 each. Year-to-date we are down a whopping 40% with 12 pending vs. 20 last year.
Active listings are up 76.5% year-over-year with 30 against last year’s 17 and year-to-date up 2.2% with 46 vs. 45.
New listings jumped 250% year-over-year with 7 this April vs. 2 last April and year-to-date we have 23 new listings against 19 last April for a 21.1% jump.
It is clear we have more listings coming to market and less sales. Even so, average prices continue to escalate but we’ll see how long that lasts if the sales trend continues downward.
