This means it is taking less time to sell current inventory than last year. Average list price exploded by 27.91% year-over-year and is up 9.63% for the year but average sale price is not supporting this explosion with a drop in the year-over-year price by 13.99% yet is still up a healthy 16.22% year-to-date. Median list price is up almost as much year-over-year at 26.61% and 9.25% year-to-date and again not supported in sale price year-over-year with a drop of 13.99% but is up a full 50.17% year-to-date. Average days on market year-over-year is up 102.57% and 3.87% year-to-date and median is up 120.06% year-over-year and 1.03% for the year so it’s taking longer to sell listings than it did last year. There was only 1 sale in Rosemary Beach South for the month and 2 last year in October so a drop of 50% year-over-year and now with 21 year-to-date vs. 22 last year Rosemary Beach stands at a 4.5% drop in total sales volume for the year vs. last year. Pending listings look almost identical to closed sales with 1 pending for the month vs 2 last year and 21 for the year vs. 23 last year for a 8.7% drop. Active listings for the month stand at 28 vs. 31 last year down 9.7% and year-t0-date are 65 vs. 68 for a 4.4% drop so less sellers are hitting the market illustrating there is not a bull rush to take advantage of escalating prices. There were only 2 new listings this month, the same as last year and for the year a total of 34 new listings vs. 40 last year for a 15.0% drop so again, sellers are not rushing to sell. This trend should keep prices stable and up somewhat even with October’s average and median sale price drops.
