Rosemary Beach North side continues to illustrate strength in most categories save median prices.
Absorption rate in March year-over-year is up just a bit to 7.91 months from last year’s 6.33 months this time last year but year-to-date is still down 2.75% to 7.08 months from last year’s 7.08 months.
Average list price is up a whopping 24.42% to $1,663,221 from $1,336,737 in 2015 and year-over-year while year-to-date the price is up 30.26% at $1,664,856 to last year’s asking price of $1,278,102. Average sale price mirrors these numbers closely up 24.86% to $1,207,667 year-over-year to last year’s sale price of $967,250. Year-to-date the average sale price is up a strong 25.38% to $1,235,167 from a 2015 price of $985,167.
Median list price rose a whopping 40.17% to $1,675,000 year-over-year to last year’s price of $1,195,000. Year-to-date we are up 34% to $1,675,000 from last year’s price of $1,250,000. Median sale price did not cooperate however dropping year-over-year 14.69% to $810,000 from last year’s price of $949,500. Year-to-date is not as bad with a drop of only 4.86% to $880,000 against last year’s $925,000.
Average days on market fell 48% year-over-year to 78 days from 150, and year-to-date dropped 6.99% to 133 days from 143. Median days on market swooned 68.75% to 40 days from 128 year-over-year and year-to-date is down 15.17% to 123 days from 145 days.

Sales were down 25% from last year’s total of 4 to 3 year-over-year, and year-to-date rose 33.3% to 12 closed sales to last year’s 9 closed sales.
Pending sales are down 55.6% to 4 while last year it was 9, and year-to-date we stand at 8 pending sales to last year’s 16, down 50% so the pipeline isn’t so strong.
Active listings are 29 to last year’s 19 for a year-over-year increase of 52.6% and year-to-date we stand at 39 vs. last year’s 43 and a 9.3% decline. New listings are 8 vs. last year’s 5, and year to date 16 vs. 17 in 2015.
