Sales volume is up but sale prices are down in Seacrest Beach year-over-year for April, 2016.
Absorption rate jumped 7.75% to 8.62 months from last year’s 8 and year-to-date we sit at a 9.21% increase of inventory with 8.42 months worth against last year’s 7.71 months.
Average list price is up 18.21% year-over-year to $872,161 vs. last year’s price of $737,785 and year-to-date we stand at a healthy increase of 13.90% to $836,061 vs. $734,054. Average sale price on the other hand fell 19.31% year-over-year to $766,583 from last April’s $950,000 and year-to-date we are up 12.42% to $758,912 against last year’s price of $675,086.
Median list price jumped 17.29% year-over-year to $882,000 from last April’s $752,000 and year-to-date we stand with an increase of 16.03% and $849,900 against last year’s $732,500. Median sale price on the other hand fell 17.24% year-over-year to $786,250 from last April’s price of $950,000. Year-to-date the price is up 9.09% to $750,000 against last year’s $687,500.
Average days on market year-over-year exploded upwards in all categories and year-over-year is up 804.76% to 190 days vs. last year’s 21 days and year-to-date rose 3.09% to 167 days against 162.
Median days on market rose 666.67% year-over-year to 161 days vs. 21 and year-to-date is up 45.45% to 128 days vs. 88 in Seacrest Beach.
Market Volume
Sold listings moved up dramatically by 500% to 6 vs. last year’s 1 year-over-year in April and year-to-date rose 21.4% to 17 from last year’s 14 so it seems buying is on the up and up even though prices dropped this month.
Pending listings year-over-year are down 66.7% with 1 vs. 3 and year-to-date rose 21.4% with 17 this year vs. 14 last year.
Active listings rose 7.7% to 28 against 26 year-over-year and year-to-date are up 10.9% with 51 vs. 46.
New listings jumped 75% in Seagrove Beach year-over-year with 7 vs. 4 last year and year-to-date rose 4.3% with 24 vs. 23.
It seems the Seagrove Beach market is selling and year-to-date sale’s prices are strong but let’s see if this month’s drop is a blip or trend.
