The Seagrove real estate market continues to look strong on a year-to-date basis. Absorption rate dropped like a brick by just over 48% year-over-year and 38% year-to-date. This means it will take less time to sell current inventory than last year. Average list price is up by 1.45% year-over-year and 29.39% year-to-date! However, the year-over-year average sale price dropped by 72.66% yet still remains a strong 64.13% plus for the year. Median list price escalated by 31.61% year-over-year and is up year-to-date by 19.77% while the median sale price dropped the same as average sale price by 72.66% but is up for the year by 17.54%. Average days on the market are down year-over-year by 69.40% as is median days on market and up 30.89% for the year on average while being down 16% on the median.
 

Seagrove Volume Sales

Sold listings are down by 50% year-over-year as we had 1 sale vs. 2 last October. For the year we have 35 sales as compared to 26 last year so year-to-date we are a healthy 34.6% up in volume closings. Pending sales sit at 1 for October with 3 last year so we are down by 66.7% year-over-year and we have 33 pending sales for the year vs. 32 last year so up 3.1% year-to-date. Seagrove has 16 active listings currently vs. 23 last year for a negative 30.4% change and 61 for the year vs. 66 last year this time so down 7.6% year-to-date. New listings sit at 1 new this October and 5 last year so year-over-year we are down 80%. Year-to-date we have 38 new listings thus far. Last year we had 41 new listings at this time so we are down 7.3% year-to-date. It seems that sellers are not rushing to sell in a market with escalating prices. I think this is because we are not a market of buyers looking to make a killing on the investment. We are a market with buyers looking for a nice beach vacation home on 30A.
