Alys Beach Homes for Sale and the market report are below. September 2015 year-over-year (YOY) saw a drop in absorption rate of 19.95% and a year-to-date (YTD) decrease of 1.47%. Average list price jumped 13.50% YOY and 23.39% YTD while median list price had a 10.81% increase YOY and 25.21% explosion for the year thus far. The average and median sales prices didn’t quite match these jumps in list pricing as the average sale price YOY experienced a 0.34% increase and is up 17.48% for the year. Median sales prices went up 7.69% YOY and 13.34% for the year. Clearly, buyers and sellers are on a different page thus far for the year so far on pricing. Average days on the market for the year jumped a full 86.27% and median is up 83.33% again indicating buyers are not coming to the table as quickly nor with as much cash as sellers are asking for. This doesn’t mean Alys Beach isn’t doing well however as clearly these sales price increases are not bad at all, just not to the level of the list prices.
Total sales of Alys Beach Homes for Sale this month compared to September 2014 dropped a full 75% with 1 vs. 4 but for the year is still up 66.7% with 15 in 2015 vs. 9 in 2014. So, we have to say the market is healthy from a sales perspective. There are no pending listings in September this year nor were there in this month 2014. For the year it’s about a stalemate with 22 in 2015 and 21 in 2014. Active and new listings tell a different and interesting story. Active Alys Beach Homes this month are at 12 vs. 5 this month in 2014, or up 140%, and for the year there have been a total of 38 active listings vs. 29 for 2014, up 31%. On the other hand, new listings for the month 2015 are 3 vs. 1 in 2014 this time, a 200% jump, and 26 new listings for this year vs. 25 last year total for a paltry 4.0% increase. This looks almost like a draw but the key is that this month there are 7 more active listings than this time last year even though total new listings for both years are close to even so, maybe things are slowing just a bit, but not much.
