The 30A East market continues to show positive numbers albeit moderated in price yet rising sales volume.
Absorption rate jumped 10.33% to 8.76 months year-over-year from last year’s 7.94 months of inventory. Year-to-date inventory is down 0.61% to 8.21 months vs. 8.26 last year.
Average list price rose 26.75% to $1,621,782 from $1,279,508 year-over-year and year-to-date is up 20.70% to $1,398,397 from $1,158,620 against last year. Average sale price year-over-year rose 11.31% to $1,018,728 vs. last June’s price of $915,244 and year-to-date is up 4.81% to $1,019,060 vs. $972,253 last year.
The median list price also jumped year-over-year and is up 20.59% to $1,025,000 vs. $850,000 last June. Year-to-date the list price has escalated 16.67% to $875,000 against a price last year of $750,000. Median sale price rose just 3.50% for the month of June to $636,550 from $615,000 and for the year is up 7.49% to $710,000 from $660,500 this time last year.
Average days on the market have dropped 20.65% for the month of June 123 days vs. 155, and is down 14.67% for the year, 157 days against 184.
Median days on the market fell 41.30% to 54 days from last year’s 92 in June and is even for the year at 85 days on market.
Market Report Volume
Sold volume rose 16% with 94 closings against 81 last June and year-to-date has risen 0.9% to 447 from 443 so sales have not slowed down and seem to be picking up steam.
Pending sales volume boomed 29.3% to 97 from 75 last June but for the year is down 3.2% to 508 from 525.
Active listings are up 16.3% to 643 from 553 last June and year-to-date have risen by 7.1% to 1321 against 1234 this time last year.
New listings rose 20% in June to 132 vs. 110 and year-to-date are up 9.7% to 777 from 708.
Overall the market looks at least steady with continued price increases and closed sales volume while new listings continue to hit the market.
