Market report statistics East 30A showed great improvement in September 2016 on the sales price side while volume closed sales dropped. Closings, pending sales, and active and new listings are all up for the year. Pending sales were also down year-over-year in September 2016.

  • Absorption rate fell 4.56% to 8.38 months of inventory vs. last September’s 8.78 months year-over-year.
  • Average list price escalated by 18.56% from $1,360,712 a year ago to $1,613,316.
  • Average sale price followed suit exploding by 39.98% to $1,253,369 from last year’s $895,381.
  • Median list price moved up 32.95% to $1,150,000 from last year’s price of $865,000.
  • Median sale price jumped as well by 35.93% to $785,000 vs. last year’s price of $577,500.
  • Average days on market are down 30.59% to 152 days against last September’s 219 days.
  • Median days on market also fell, 15.69%, from 102 days to 86 days.
 

Market Report Statistics East Volume

  • Closing sales dropped 22.1% with 67 closings against last year’s 86 but continue to be up for the year by 2.9%.
  • Pending sales also fell by 12.5% with 63 vs. 72 last year and are down for the year by 2.7%
  • Active listings are up in September by 4.2% with 649 vs. 623 last year and for the year are up 3.9%.
  • New listings rose 4.9% with 108 against 103 and for the year are up 3.4%.
