Absorption rate dropped 12.91% to 7.89 months from last year’s 9.06 months due mostly to fewer new listings coming to market as sales volume dropped.
Average list price has jumped 28.71% to $1,180,322 from last June’s price of $917,030. On the other hand, the sale price is barely up year-over-year by 0.14% to $712,309 from $711,305.
Median list price is up 18.03% year-over-year at $645,000 against last year’s $546,450 while the median sale price fell 6.25% to $405,000 from last year’s $432,000.
Average days on market are down 22.09% to 134 days vs. last year’s 172 days.
Median days on market fell 54.55% to 50 days vs. last June’s 110 days so properties are selling faster.

Closed sales dropped 25.6% to 29 against last June’s total sales of 39.
Pending sales are up 18.9% year-over-year to 44 vs. last year’s 37 so this is a glimmer of hope that closed sales will pick up next month and continue that trend.
Active listings dropped 14.6% year-over-year to 263 from last June’s 308 listings.
New listings fell year-over-year 17.9% to 46 vs. last year’s 56 new listings.
It’s an interesting market as sellers continue to raise prices yet buyers continue to pay less proportionately.
