Rosemary Beach North dropped in sale price in the month of December 2015 but the numbers looked pretty good year-to-date as does the absorption rate.
 
Absorption rate year-over-year is down to 6.15 months which is a pretty healthy indicator in that regard especially in a second home-oriented market where properties tend to flow a bit less than in a normal primary home residential market. For the year, absorption rate stands at 6.61 months of inventory on the North side of 30A in Rosemary Beach.
 
Median list price jumped YOY by 21.79% to $1,445,000 and for the year ends with an 11.58% increase and $1,295,000. Median sale price dropped 24.95% for the month of December vs. last and for the year is up a healthy 20.60% to $1,171,686.
 
Average list price grew by 34.16% in December and for the year rose by 7.69%. However, average sale price did not track those numbers and lost 24.42% in December and is only up 1.73% for the year of 2015 vs. 2014.
 
Average days on the market elevated by 21.88% YOY to 78 days and for the year reside at 122 days down 37.76% from 196 days last year. Median days on market inflated by 34.48% in December and are up 74.14% for the year.
 

Other Metrics

There were 2 sales in December vs. 3 last year. For the year we had 40 total sales and last year 39 sales for a 2.6% jump.
 
3 pending sales are on the books for December with 0 last year and for the year are up by 24.3% with 46 vs. 37. So it looks like the pipeline is better this year than last but volume closings are about the same.
 
Active listings stood at 21 vs. 25 last December and for the year 83 vs. 77 so again, about even. New listings were 1 in December vs. 3 last year and year-to-date 57 vs. 54. It looks as though sellers are staying relatively consistent compared to last year.
