Absorption rate for Rosemary Beach South dropped 9.10% in March to 14.09 months from last year’s 15.5 months year-over-year and year-to-date is down 11.34% to 14 months from 15.79 months.
 
Average list price jumped dramatically year-over-year by 37.40% to $3,871,084 from $2,817,435 in 2015 and year-to-date rose 38.31% to $3,950,449 from last year’s price of $2,856,233. Average sale price although based on a small sample jumped 341.05% to $5,705,000 year-over-year from $1,293,500 and year-to-date is barely up 0.88% to $3,555,000 from $2,749,500.
 
Median list price ascended 33.33% to $3,400,000 from last year’s $2,550,000 in March and year-to-date jumped 21.75% to $3,347,500 from $2,749,500 in 2015. Median sale price exploded by 294.28% to $5,100,000 from $1,293,500 year-over-year again on a small sample and year-to-date dropped 44.24% to $2,070,000 from last year’s $3,712,500.
 
Average days on market in Rosemary Beach sits at 201 days year-over-year and year-to-date is 836 days vs. 93 last year for a 798.92% increase. Median days on market sits at 150 days year-over-year and year-to-date is up 693.33% to 357 days vs. 45 in 2015.
