Rosemary Beach South Market Report Statistics

The market for high-end homes on the South side of the Rosemary Beach South Market has slowed down. Sales volume for the month sits at zero and pending listings don’t look much better. Compared to last May this is a little concerning but remember homes are so pricey here that sales volume is never that high.
 
Absorption rate has jumped year-over-year by 12.83% to 16 months vs. 14.18 last May. That’s a lot of inventory but again this is a very high-end product. Year-to-date we are down however by 5.44% to 14.59 months from last year’s 15.43 months. It seems May was not so good but for the year we are still ahead of the game thus far.
 
Average list price, although no sales, jumped 37.98% to $4,266,727 from last May’s price of $3,092,288 while year-to-date we are up 45.29% to $4,133,640 from last year’s $2,845,136 so it seems although nothing is selling, sellers continue to raise their prices for prospective future sales. We’ll see how this works out moving forward as May could be just a hiccup. We have no sales hence no change in year-over-year numbers but year-to-date the average sale price is up 58.93% to $4,036,000 from last year’s $2,539,464, big.
 
Median list price jumped 20.10% year-over-year to $3,450,000 from last year’s $2,872,500 and year-to-date is up 21.42% to $3,247,000 against last year’s price of $2,674,250. Median sale price has no change year-over-year with no sales. Year-to-date we are up in median sale price 6.15% to $2,287,500 from last year’s price of $2,155,000 so we are still in the black.
 
There is no change in days on market year-over-year with no sales but average days on market year-to-date are up 274.56% and median days on the market rose 141.67%.

We had no sales for the month of May and 4 last year so we are down 100% year-over-year. Year-to-date we are down 28.6% with 10 total vs. 14 last year.
 
Pending sales are 1 against 1 last year so we are even. Year-to-date we have had 14 this year against 15 last year.
 
Active listings year-over-year are 32 vs. 26 last year and year-to-date 50 vs. 44 so overall we have more inventory.
 
New listings were 4 vs. 0 last year and year-to-date 21 so far this year against 13 last year. It seems more owners are looking to sell.
