Sandestin Real Estate looked steady in 2015, not spectacular.
Absorption rate dropped 27.10% to 9.12 months of inventory year-over-year. This is still a high number for a month’s inventory but it’s getting better it seems each month. For the year-end, we had a drop of 20.85% and landed at 10.59 months of inventory for the year-end so it looks good for buyers.
Average list price jumped 12.34 YOY in December to $642,173 and for the year ended with an increase of 5.36%, or $554,904. Although YOY this was supported by an average sale price of an 8.01% rise to $430,652 unfortunately this was not the case year-to-date where we show a drop of 1.67% from last year to an average price of $424,973 from last year’s $442,330.
Median list price rose 10.28% to $429,000. and for the year was up 2.67% to $385,000. Median sale prices did support increases in asking price with a YOY jump of 14.87% to $358,400 and a year-end bump of 4.70% to $345,000.
Average days on the market didn’t change YOY and is down 6.02% year-to-date. Median days on the market are up 12.62% YOY and for the year rose 7.62% to 113 days. Days on the market of only 113 days are actually pretty darn good.

Other Metrics

Total sold listings YOY was 71 in December vs. 84 last December and for the year ended up 16.4% at 957 sales to last year’s 822! Volume is up.
Total pending sales were 43 down from last year’s 63 and for the year end jumped 9.6% to 951 vs. last year’s 868.
Active listings YOY are 737 in December 2015 vs. 836 in December 2014 for an 11.8% drop while year-to-date we are almost even with a total of 2168 active listings to last year’s 2170.
New listings YOY are 62 vs. last year’s 71 this time, and end of the year sits at 1379 compared to last year’s 1336 for a 3.2% increase so just a few more sellers are jumping in. This market looks pretty steady.
