Watercolor Real Estate Statistics

Watercolor real estate is looking strong for the month of March 2016.
 
Absorption rate dropped 3.69% to 8.62 months from 8.95 months year-over-year while year-to-date it is up 9.33% to 8.91 months against 8.15 months in 2015 hence for the year inventory has increased.
 
Average list price jumped dramatically by 25.79% to $2,183,762 from last year’s price of $1,735,993 year-over-year. Year-to-date the price is up 12.01% to $1,941,126 vs. $1,732,979 in 2015. Average sale price exploded a full 30.50% to $1,435,455 against a price of $1,100,000 year-over-year and year-to-date is down 5.35% to $1,316,750 to last year’s $1,391,196.
 
Median list price rose year-over-year by 17.93% to $1,769,000 from last years $1,499,990 while year-to-date grew 8.40% to $1,624,990 against a price of $1,499,000 in 2015. Median sale price supported these raises going up year-over-year 20.77% to $1,250,000 from last year’s price of $1,035,000 and year-to-date jumped 8.59% to $1,194,500 vs. last year’s price of $1,100,000.
 
Average days on market fell 45.36% year-over-year to 159 days vs. 291 days in 2015 while year-to-date Watercolor real estate is down 18.89% to 219 days vs. 270 days last year.
 
Median days on market fell 25.86% to 129 days against 174 days in 2015 year-over-year and year-to-date is down a mere 1.05% to 189 days from 191 last year.
 

Watercolor Real Estate Volume

Sold listings jumped by 1, from 10 in 2015 to 11 in 2016 so up 10% year-over-year.  Year-to-date Watercolor real estate is up to 26 closed sales vs. 23 last year for a 13% positive change.
 
Pending sales are a whopping 20 vs. 6 for a 233% increase year-over-year! Year-to-date Watercolor real estate is up 90.5% to 40 vs. 21 pending sales. The pipeline looks strong.
 
Active listings year-over-year are 74 against 91 in 2015 for an 18.7% decline. Year-to-date we are down 2.4% to 121 vs. 124 last year.
 
New listings were 20 in March vs. 22 in 2015 for a 9.1% decrease and year-to-date down a measly 2.2% to 45 against last year’s 46.
 
It looks as though for the year listings are about the same, volume sales are hot as is the price point!
