Watercolor real estate continues to escalate, unlike sales prices in Rosemary Beach for October 2015. Absorption rate actually went up year-over-year by 18.34% and stands up by 6.17% for the year. This means it would take longer to sell the current inventory at this time than it did this time last year. Average list prices are up 19.29% year-over-year and 16.26% year-to-date and those prices are supported by average sales prices which are up 48.58% year-over-year and 27.27% for the year. Median asking prices are up 11.04% year-over-year and 8.95% for the year and again being supported by median sales prices up 29.63% year-over-year and 21.72% for the year. Average days on market are down for this October vs. last by 4.55% but are up by 38.37% year-to-date with median days on market being down 40.68% year-over-year and up 33.33% for the year so overall it’s taking longer to sell properties in Watercolor.
 

Sales Volume

Closes sales were 11 for this October vs. 8 last year for a 37.5% increase and for the year we have 89 closed sales vs. 107 for a 16.8% drop year-to-date. Pending sales for October were 3 vs. 8 last year and 88 this year vs. 93 last year for a 5.4% decrease so it seems although prices continue to escalate volume is down. Active listings stand at 85 this October matching that exact number of last October and for the year are 208 vs. 215 last year for a 3.3% drop. New listings in October were 9 vs. 8 last year so year-over-year we have a 12.5% increase. For the year we stand at a total of 131 listings exactly matching last year’s total. This is interesting as it shows sellers are not rushing to take advantage of a burgeoning market and are hanging with their beloved beach homes!
