Rosemary Beach South Side just flat out killed it in 2015 as prices skyrocketed and days on the market dropped. Absorption rate dropped just a bit by 8.85% YOY and 13.37% for the year. Year-end 2015 shows 13.93 months of inventory which is really high. That doesn’t seem to be hurting sale prices though and one might think this is a buyer’s market considering.
 
Average list price in Rosemary Beach jumped for December by 45.28% over last December and is up 12.87% for the year. Median list price is up 36.93% year-over-year and jumped 9.29% for the year.
 
Average sale price was up 40.26% YOY and for the year stands at a 15.44% appreciation from 2014. Median sale price mirrored the average sale price but that’s because there was only 1 sale. For the year, median sale price exploded by 32.46% to $2,275,000! Now that’s impressive.
 
Average days on market dropped 37.87% YOY and 5.04% for the year while median days on market dropped 25.77% for the year so properties are selling faster in Rosemary Beach.
 

Other Metrics

There was only 1 sale in December matching that of 1 last December as clearly this month isn’t very active for buying. Total sales for the year stand at 24 exactly matching that of last year.
 
There are no pending sales vs. 1 last year and for the year a total of 24 vs. 25 last year so sales volume this year vs. last is a virtual stand-off.
 
Total active listings for the month were 24, and 32 last year this time so there is less inventory for December and for the year is 69 vs. 72 last year so less sellers came to the market.
 
New listings for the month were 1, and none last December, and 38 for the year vs. 44 last year. I would have to say as fewer listings hit the market these prices could continue going up.
