Absorption rate dropped year-over-year (YOY) by 11.12% and year-to-date (YTD) 1.13% so it will take less time to sell current inventory. Average list price jumped a solid 15.78% YOY and 11.58% YTD. Median list price increased 14.48% YOY and 8.27% YTD. On the other hand, average sale price dropped a whopping 28.18% YOY but still maintains a YTD increase of 15.57%. With more YOY drops like that YTD numbers are sure to take a major hit. Median sale price held it’s own in the positive with a 1.83% gain YOY while holding onto a strong 10.47% for the year. Average days on market fell 23.68% YOY but is up 15.67% for the year so over-all it’s still taking longer to sell homes in Watercolor in 2015 as compared to 2014. Median days on market sky-rocketed to 57.14% YOY and sits at 1.56% YTD. Sold listings for the month are dead even with 2014 while YTD are just over 6% higher than 2014. Pending sales were up 83.3% for September! YTD pending sales are up a strong 15.2% so this market continues to show resiliency in sales. Active listings are down 4.8% YOY and 5.5% YTD with new listings up YOY 14.3% and down 8.3% YTD so we could be looking at a shortage of Watercolor Homes for Sale if this keeps up.
