Watersound Real Estate Median sale price exploded in 2015 while days on market dropped.
Absorption rate bumped up barely to 8.38 months year-over-year which is pretty good really for a second home market and dropped by 43.41% year-to-date, whoa! For the year it now stands at 8.37 months of inventory.
Average list price jumped by 13.59% YOY to $2,357,297 and for year year is up by only 2.66% to $2,129,966. Average sale price for December took a dive by 4623% to $1,155,000 but for the year has accelerated 4.73% and now stands at $1,884,949. This bests Watercolor by a large margin.
Median list price is up a whopping 28.32% in December and for the year 2.07% at $1,846,735 while median sale price took a nose dive by 51.95% to $989,000 but for the year is a quite impressive $1,775,000 up 17.86%.
Average and median days on market took a rise of 76.47% and 169.77% respectively in December YOY but for the year are down 20.17% on average and 50.60% for the median, or 83 days. This is also impressive.
Total sales volume for December were 3 vs. 7 last December while for the year it stands at 49 in 2015 vs. 46 in 2014.
Pending sales in December were 2 vs. 3 last year and for the year fell by 16.1% with 47 in 2015 and 56 in 2014.
Active listings for this December stood at 37 vs. 27 last year this time, and 106 for the year vs. last year’s 110.
New listings jumped to 5 from last year’s 3 and for the year are 80 vs. 72 in 2014.
Prices are going up, listing volume is increasing so there should be more inventory to choose from which may take some of the pressure off of pricing and possibly we’ll see some sale price moderation moving forward. We shall see!
