Seaside Real Estate and Market Report for September. The absorption rate dropped like most 30A communities this month (YOY) and year-to-date (YTD). For YOY we have a 20.36% drop and YTD 20.04%. This means it will take less time to sell current inventory on the market. Average list price jumped 11.31% YOY and 10.76% YTD while median list price increased 20% YOY and 12.85% YTD. As there were no sales in September’s Seaside Real Estate we have no numbers for sales prices or median and average days on the market. However, YTD's average sales price is up 21.83% while median sale price is up 23.81%. Clearly, Seaside continues to be a very attractive market for those buyers looking to purchase in one of 30A’s awesome planned communities. Seaside is located just in the center of 30A making it a great spot to base and go either direction to Rosemary Beach East or Watercolor, Grayton Beach, and Blue Mountain Beach to the West. Traffic certainly has picked up over the years here but still, there are lots of shopping and dining options and its walk-about philosophy makes it cool once the car is parked. Sold listings are up to 17 compared to last year’s 14 this time. Seaside keeps less inventory than any other planned community. People just don’t want to sell! However, there are in fact 4 pending sales for the month compared to 1 in 2014 in September’s Seaside Real Estate so we’ll have some closings likely in October. For the year, 2015 has 21 total pending vs. 16 in 2014 so it’s been more active this year in total. Active listings stand at 23 vs. 22 this month vs. last year, and 47 vs. 48 so as usual it’s pretty steady and even. New listings for the year are 31 vs. 30 last year and one new active for the month so again, steady as she goes in Seaside, not too turbulent for Seaside Real Estate.
